One printed page by the door and the same text in the booking messages: number of guests, quiet hours, no parties, where the stopcock and the fuse box are, and who to call. It is the first thing a platform asks for in a dispute, and most hosts do not have it written down.
Cost: nothing. Saves: the argument about what the guest was told. Do this one tonight.

Many countries require a working smoke alarm in a let property, and every guest review mentions safety sooner or later. A basic alarm on the ceiling and a first aid kit in the kitchen drawer cover both.
Cost: about 30 EUR together. Saves: a failed inspection and a very bad review.

You are not allowed to watch the flat. You are allowed to know it is in use. A radar presence sensor tells you a room is occupied, and when, with no picture and no sound, which is why it is lawful where a camera is not. The Shelly Presence Gen4 sees a person sitting still, which a motion sensor does not, and records nothing about them.
Cost: 69.90 EUR. Saves: the 3 a.m. surprise, and the monitored-alarm contract at 300 a year. It does not count people. Nothing lawful does.

The cheapest item on the list and the one that makes the other two useful. A time on every open and close. Three opens after midnight is a fact, not a feeling, and a fact is what you need when the deposit conversation starts.
Cost: 17.90 EUR each. Saves: the deposit dispute that comes down to your word against theirs. Two of them, one log.

Most hosts have at least one key out in the world they cannot account for. A smart lock ends that: each guest, cleaner and tradesperson gets their own digital key, it ends on the day you set, and the log says whose key opened the door. Because Airbnb bans every indoor camera, anywhere in the listing, even off, since 30 April 2024, and because privacy law stops covering you the moment the flat is let, whether for a weekend or three years. A guest who finds one leaves a review that says so, and that review is worth a season. The presence sensor exists because of exactly this. It gives you the fact without the footage.
The digital key was created on Tuesday and ends Sunday at eleven. The cleaner has her own. The last guest's key stopped working the moment they checked out.
No picture of anyone. No sound. A time on each event, on your phone, on Saturday morning, while you decide whether to send a message.
